What is Realizer
Realizer is a real estate management software package designed and programmed by BSoft Systems Co. The system was designed by professionals who analyzed the Real Estate business down to the day to day operation. For the last 12 years, the system was working for major Real Estate service bureaus in Jordan , Syria and UAE, contributing to their success and getting more versatile, more helpful and more user friendly over the years. Realizer real estate management software is designed over a relational database management concept. The simplicity of the interface design helps regular users manipulate the database information with ease, and perform data entry tasks with the least possible effort. In the back end, the system maintains the relations between the database records and performs relational record population and update automatically. This concept takes the hassle off the operator’s role leaving them more time to spend with the clients. The database is managed by Realizer smartly designed forms which enable the users to bilingually enter unlimited number of records and cover the following aspects:
Agents For every agent/ Salesman works in the real estate office, the system holds a record containing Agent name, contact information and the percentage of the commission assigned to him/her. During the work flow of selling or renting properties, the system calculates the office commission value using the office default percentage, out of which that specific agent percentage is calculated and registered within the system. In addition to period reporting, managers can follow up on the active cases (client requests) held by any specific agent to evaluate his/her performance. Activity sheet listing the request number, client name and the status of each case can both be viewed and printed at any time. Clients / Owners Property owners are the vital component of the real estate business. Realizer real estate management software can take any number of property owners in the database, maintaining all the necessary information like the owners name, company, full street address, PO Box, city and country for foreign owners and clients. Contact information include email address, 4 office phone numbers, 2 home phone numbers, 2 fax numbers and 2 mobile phone numbers. Notes for every client/owner record can take any size of text which enables the users to store free format information for their different use. The forms are designed smartly independent so that Owners / Clients information can be accessed immediately from virtually anywhere in the system. Since client / owners need to be frequently contacted, Realizer is designed in a client sensitive method so that the user can simply click a button to display that specific property’s owner information. The Client/Owner main screen contains a fast search box to access any client record immediately for editing and data maintenance. The fast search is an embedded text search tool which eliminate the need to remember the exact spelling of names in both English and Arabic languages. For more user convenience, the owner/Client screen enables the user to immediately list all Land or Building properties registered for the displayed owner/Client record at one click. The result screen is filterable on the property type, it shows a list of properties and attached detail screen, and it is printable. Another shortcut is conveniently placed on the owners file screen to display an account statement of that specific owner or client with clear description of every transaction. The statement list all the debit, credit transactions performed on this account by the day to day operations and it is printable. Building properties Realizer real estate management software separates building properties from land properties since each type of these properties has a different set of data elements. Building properties vary in types and purposes which Realizer carefully takes care of. Unlimited number of record can be entered for building properties. The user can classify the building property as Villa, Semi Villa, Apartment, Shop, Studio, Office, Flat, Roof, Duplex or Building. For any classification of the above, owners may wish to offer their properties for Rent or Sale, either Furnished or Un-Furnished, and specify wither it is offered for Monthly or Yearly renting program. Realizer users simply click these options on the data entry screen to classify the properties and make them available for the database search. Since the search engine is client oriented, Realizer maintains four prices for each property to compare with the client budget set in the client request. Price for Selling Furnished Price for Selling Un-Furnished Price for Renting Furnished Price for Renting Un-Furnished Property owner can be immediately linked to the owner’s database to maintain an Owner-Property relation for the purpose of later operation like auto transaction posting and agreement printing. Each property record is assigned to one agent in the real estate office. This helps agents to keep track of their daily activities, and the managers to follow up on the agents work. Other information including property full address, Date offered and last update are essential for the agent’s daily work. As part of the detailed search capabilities of Realizer, the user may want to check true the property’s available options like Car parking, Garden, Storage Room, Maid Room, Guard Room, Elevator, Office Room, Laundry Room, Family room, Basement, Sauna, Jacuzzi, Air Conditioning, Satellite Dish, Double Glazing, Appliances, Phone Line, Fireplace or Dryer, As well as the number of Floors, bedrooms, Saloons, Bathrooms and balconies. Building property screen provides a Fast Search box for easy access to the desired building property record for the purpose of database update or data maintenance. Property Images. Realizer offers the capability of storing and displaying any number of pictures for each building property. The process starts when the agent or office photographer takes the desired number of shots for the property’s inside features, decoration, balcony views, or outside features like Front view, Backyard view, swimming pools, gardens, or close up detailed features like wood works, decorative touches, sanitary fittings or wall textures. The pictures are then dumped to a temporary folder where the agent can refine his selection of the best images taken and move them to Realizer’s Default pics directory. From the Building property interface the agent has to assign the pictures to the specific property giving clear descriptions for each picture to easily pick and display to the client at an office interview. Realizer accepts all types of bitmap images compatible with Windows operating system, automatically detects the image type and requires no user interference. Land Properties Land is another kind of properties that Realizer specially takes care of. To avoid any possible human errors in locating or pricing land lots, the system depends on the classical method of identifying a land lot anywhere using three key numbers. Parcel number Plate number Lot number These numbers are clearly showed on every document of any land lot. Parcel names can be entered to provide more informative identification of the land lot, in addition to many other information elements that Realizer offers like Location, province, Land classification (A,B,C.. etc) and Land Usage (Industrial Agricultural Commercial ..etc.). Land owner can be immediately linked to the owner’s database to maintain an Owner-Property relation for the purpose of later operation like auto transaction posting and agreement printing Realizer enables the agent to enter the lands area and the price set per unit. It automatically calculates the total price and offers the capability of recording the exact price required by the owner both for selling or renting. Realizer automatically maintains the status of every land property during the flow of work. And after being sold or rented, keeping track of old and new ownership and maintaining accounting transactions for sellers, buyers, office and agent commissions. Land property screen also provides a Fast Search box for easy access to the desired Land lot property record for the purpose of database update or data maintenance. Imaging and Archiving Realizer offers an advanced imaging module for land properties. It provides multi page documents to store all kinds of land documentation including Site Location Map, Ownership documents and contracts. The imaging module is capable of image manipulation like Image flipping, Rotation, Zoom in, Zoom Out, Save as feature in addition to full screen view option, page selection and direct scanning of current document. All images and document are automatically numbered and can be given clear descriptions to make it easy for all users to retrieve the images as an electronic file for the land property. Search Engine Realizer provides two advanced search engines for both Land and building properties. Location Search accepts multiple entries to suit the need of clients preferring multiple locations for the desired property. Building type (Villa/Apartment/office etc..), offer action (Sell/Rent) and furniture status provide key fields for the search. Power search capabilities filter the database down to the smallest detail including property features like parking, swimming pool, elevators etc. enabling the agents to immediately answer client inquiries on the phone easily and swiftly without the need to record a client request. Realizer takes into consideration the nature of client request, search value tolerance is totally controlled by the user. If for example a client requires a certain number of bedrooms or an area of 300 sq.meters, it is up to the user to direct the search towards a strict number comparison or tolerated number like 300 meter plus or minus 10 meters. These plus and minus tolerance values are stored in a special parameter file which can be accessed and changed by the defined type of users who need to make these changes. Tolerance values cover the numbers of property area, land area, number of bedrooms, number of saloons, number of bathrooms, number of balconies, number of floors, floor order, selling price, renting price ( for both furnished and Un-Furnished). The building search engine screen provides a visually interactive screen for results which can be printed on the spot. The result table interactively displays the property’s full information upon browsing (Click the line and see details) A sensitive shortcut for client details is also conveniently located on the search screen. Land property search engine works as smartly as the building search engine. Search tolerance values cover the land area, land selling and renting prices. Accounts Realizer Contains a simple accounting system to control the office financial transactions and the day to day expenses and revenues. The system is build around a bilevel Major and minor account types. Office accountant may want to build the main tree of accounts using the simple interface for this purpose. Client and owner accounts are automatically created once a client/ owner record is created. This eliminates the need for double entry, and maintains an identified account number for the owner to use during a selling or renting process. The automated selling or renting enables the agents (non accounting users) to perform the operation, update their records, maintain the property database and create an accounting transaction simply by filling a little form with some values they usually know from the documents in their hands, Realizer takes care of the back end and processes and completes the data maintenance and financial operation. The accounting module also enables an office secretary (or accountant if any) to enter direct expenses and receipts immediately through a simple interface, by only filling values and selecting affected accounts from a related list. This renders the whole system as simple, genius and very easy to use. To provide an account statement for clients agents or any other account, the accounts module enables the user to simply select an account and view or print the statement. No closing, no posting and no hassle. Client requests To keep a record of all client requests, Realizer provides a special interface to record the client request in detail. This is where the system immediately performs a power search process to produce a list of properties that match the client request. The search result can be seen on the screen for immediate action, printed on paper for scheduling client visits through which the office agent need to do the WALK & TALK; It also can be exported to an Excel Sheet format for further processing. The requests file serves as a powerful tool to track the agent’s activities, study market trends, analyze prices and predict future events in the business. Phone directory Who knows about a business that needs a general phone directory more than a real estate business. Realizer provides a general purpose phone directory to include the phone numbers and addresses of unlimited number of persons and firms. The fast search on numbers and names offers a handy tool for the agent to get things done swiftly and timely when it comes to services and work that need to be done to certain properties or clients. Parameterized system Realizer enables the user to edit/add all drop down list options throughout the system like Location names, street names, land usage, status etc. Users Realizer is programmed to serve any number of concurrent users on a local area network. Recommendations depend on the client environment and hardware at work. The number of user licenses required by a real estate office may vary depending on BSoft systems policy.
